Residences

Places where a person actually lives.

One hundred and thirty-three residences set inside the 12-hectare village in Puerto Los Cabos. Material honesty, indoor-outdoor circulation, scale calibrated to the human body and the local climate. We do not build trophy properties.

133 residences · four product types

16

Founder lots

Eight three-bedroom and eight five-bedroom plots. The earliest residential commitments to the project, with the closest input to its design and operational character.

52

Single-family homes

Stand-alone residences set within the orchard, designed for indoor-outdoor circulation and the local climate. The largest segment of the residential mix.

57

Condos

One- and two-bedroom configurations close to the public realm. Suited to first-residence buyers, second-home patterns, and those who want the village close at hand.

8

Mixed-use units

Live-and-make units sited within the retail village. Ground-floor commercial space, residence above. For owners whose work belongs in the village.

The design language

Material honesty over trophy aesthetics.

The residential design language reads from Flora’s existing accommodation portfolio: durable materials, indoor-outdoor circulation, climate-honest orientation, and scale calibrated to the human body, not to property comparables. Architecture by Dorman Associates and landscape by Integrated Design Studio, collaborators on Flora Farms for over fifteen years.

We build places where a person actually lives. Not pieds-à-terre that sit empty eleven months of the year.

Resident amenities

Built for everyday use, not for a brochure.

Culinary pavilions and demonstration kitchens for cooking with the chefs and with neighbours. Residential orchards adjacent to the homes. Owners-only curated experiences for those who want the more deliberate version of the daily rhythm. Direct access to the trail system, the health grounds, the retail village, and the restaurant. No gates.

The amenity programme is calibrated to make the healthiest pattern the most convenient one. The walking route to morning coffee passes the trail. The route to dinner passes the orchard. The route home passes the demonstration kitchen. Friction engineered out of the habits we want to encourage.

The Residential Members Club

Community through repeated rhythms.

The Residential Members Club organises the social calendar: shared meals, harvests, seasonal celebrations, talks, and the smaller everyday rituals that build a community over time. Membership is owner-default, voluntary in practice. Community at Vitality Grove forms through the rhythms of daily life, not through a resort programme.

Founder lots and early residences are released through direct enquiry. There is no sales gallery and no public price list.
