The Village
Seven things working together.
Vitality Grove is a grove, a restaurant, a set of residences, a hotel, a health grounds, a retail village, and the daily rhythm that connects all of it. None of the parts works alone. The combination is the project.
Where it sits
Inside the Puerto Los Cabos masterplan, on the eastern edge of San José del Cabo.
Vitality Grove is a 12-hectare parcel inside Concepción Alta, the broader masterplanned community by Kundavi which also hosts the Ritz-Carlton Reserve. The site is twenty minutes from Los Cabos International Airport, five minutes from the historic town centre, and a short drive from the marina, the golf courses, and the Sea of Cortez beaches.
The land itself is gently terraced, populated by more than two thousand mango and citrus trees that pre-date the project. The trees set the spatial logic of the village: you walk between them, eat in their shade, build between their canopies. Agricultural water rights are held in perpetuity. We did not import a brand into a vacant lot. We built a project around an existing grove.

Three pillars
What the village does, restated as three commitments.

Nourish
Food is daily ritual, not decoration. The restaurant pulls in day visitors. The grove supplies it. The residential kitchens cook from the same fields. Across the day, food at Vitality Grove is the structural reason people show up and the structural reason they come back.

Flow
Movement is engineered into the geometry of the village. Walkable layout. Visible classes. Trail system through the grove. Stairs preferred over lifts where the building permits. Movement at Vitality Grove is the default, not an opt-in.

Health Grounds
A wellness centre and a longevity clinic share the health grounds. The clinic is staffed by medical professionals, not wellness coaches. Biometric testing, supervised protocols, hydrotherapy, high-performance gym, semi-Olympic pool, food innovation lab. Health Grounds is where the metric gets measured and the trajectory gets bent.

01 · The grove
The grove is the brand.
Two thousand mango and citrus trees that pre-date the masterplan. The trees set the boundaries, the shade, the seasonal rhythm of harvest, and the daily food supply for the restaurants. They are the reason the village can produce a meaningful share of its own food. They are also, simply, the reason the place feels like the place. We will not lose them.
02 · The restaurant
How Vitality Grove starts.
Three hundred seats. Open from breakfast through dinner. Visible kitchen. Food sourced first from the grove, then from the surrounding agricultural land of San José del Cabo, then from the broader Mexican cuisine geography. The restaurant is the front door for the entire village. Day visitors come for dinner, encounter the rest of the project organically, and eventually come back to stay or live. The Field Kitchen at Flora Farms followed the same path: built the brand long before the cottages.

03 · The residences
Places where a person actually lives.
One hundred and thirty-three residences across four product types: 16 founder lots, 52 single-family homes, 57 condos, and 8 mixed-use units. Material honesty, indoor-outdoor circulation, scale calibrated to the human body and the local climate. We do not build trophy properties. We build places where a person actually lives.
04 · The hotel
Thirty rooms, on purpose.
Most pipeline hospitality in Los Cabos sits in the 80 to 300 key range. We chose 30 because that is the size at which a hotel can still recognise its guests by name on day three. Hospitality at this scale operates closer to a working household than a brand machine. Hotel grounds are available for full buyout. Ocean view pool. All-day dining restaurant. 05 · The health grounds
Status is your VO2 max, not a gold faucet.
Mobility and Strength Studios. Racquet Sports Complex. Biomarker and Therapeutic Treatment Center. Health Consultation Suites. Hydrotherapy Pavilion with Hammam, Sauna, and Cold Plunge. High-Performance Gym. Semi Olympic-Sized Pool. Food Innovation Lab. Trail System. Health-focused professionals on site (dentist, psychologist, chiropractor, others as needed).
The infrastructure exists to bend the trajectory of your biomarkers in the right direction without you having to think about it.
06 · The retail village
Open to the public, sustainable on resident traffic alone.
An indoor-outdoor village focused on the pursuit of vitality. Programme: Organic Market. Concierge. Enrichment-focused Kids Club. Signature Dining Venue. Specialty outlets: Coffee Roaster, Bakery, Patisserie, Charcuterie, Apothecary, Juice Bar, Ice Cream. Curated Retail Shops. A Library. Sized so operating cost is sustainable on resident traffic alone. Tourist traffic is upside, not requirement. This is how the village stays useful when nobody is visiting.

07 · Programming and rhythm
What is happening when you walk by.
Morning movement classes on the trail. Communal breakfasts on the restaurant terrace. Bread bakes guests are welcome to join. Cold-water immersion in the spa morning protocols. Live music in the plaza in the evenings. None of this is mandatory. None of it is performed. It is simply what is happening when you walk by.
